Applying at Brentwood at the Reserve is simple! Browse our available floorplans, select your preferred home, and click Apply Now to begin your online application. Once submitted, our leasing team will review your application and follow up within 24-48 hours. Upon approval, you will sign your lease electronically and pay your move-in costs to secure your home.

Most applications are reviewed within 48 hours of submission. Our leasing team will contact you with a decision and any next steps.

To complete your application you will need:
- A valid government-issued photo ID
- Proof of income
- Application fee per person
- Admin fee 

Applicants must have a combined household income of at least 2.5 times the monthly rent. For example, for a $2300 apartment, a minimum income of $5,750 per month is required.

We accept:
- 2-4 most recent pay stubs
- Official offer letter on employer letterhead
- Bank statements from the last 2 Months

If one applicant is approved and another is not, the approved applicant may qualify individually if they meet income requirements on their own. Please contact our leasing office to discuss your options.

Yes, Short-term leases of 6-10 months are available at a premium monthly rate. Contact our leasing office for current availability and pricing.

We offer flexible lease terms ranging from 6 to 15 months. Current available terms include 6,7, 9, 12, 14, and 15 months. Contact our leasing office for pricing by term length.

On move-in day, Your meet our team to pick up keys, complete a home condition checklist, and review community guidelines. All move-in costs must be paid in full before keys are released. Return your inspection form within 48 hours

Before moving out, please schedule a walkthrough, return all keys and garage remotes, and ensure the home and yard are in original condition. Deposit processed within 30 days per state law.

Yes, a security deposit is required at Brentwood at the Reserve. Please contact the leasing office for more information on the deposit.

Your deposit is refundable, minus any deductions for damages beyond normal wear and tear, outstanding balances, or cleaning fees. Refunds are processed within 30 days of move-out per applicable state law.

Yes. All residents must maintain renter's insurance with a minimum liability coverage of $100,000. Proof of coverage must be provided prior to or at move-in. We also offer coverage through Foxen.

Yes. Our C1, D1 include a flex space usable as a den, home office.

Every home is professionally cleaned and inspected before move-in. Appliances and fixtures will be in New/ Like New condition. Please complete your move-in inspection within 48 hours.

We will notify you approximately 90 days before your lease expiration with renewal options.

Rent can be paid securely through our online Resident Portal using debit, credit, or ACH bank transfer Visit our Resident Portal. 

Rent is due on the 1st of each month. A late fee will be applied if rent is not received by the 3rd.

In addition to monthly rent, residents are responsible for utilities (billed based on usage), amenity fee, & pet rent (if applicable).

Early termination is possible with 60 days written notice. An early termination fee will apply. Please review your lease or contact our office.

Yes! Standard hanging using nails or small anchors is permitted. Excessive damage beyond normal wear and tear may result in deductions from your security deposit.

No, we do not offer USB outlets at our community.

Brentwood at the Reserve is a neighborhood-style community with amenities including:

No. As a community of townhomes, elevators are not applicable. If you have accessibility needs, please contact our leasing team.

Each home includes attached car garage. Additional guest parking is available throughout the community.

Parking is private to each home via your dedicated garage. Your home's parking is exclusively yours and there is not a separate reserved parking program.

No, we do not offer on-site recycling at our community. 

Trash is collected curbside on Sunday- Thursday. Bins should be placed outside your Garage From 6PM-7PM and returned to your property after pickup.

Packages are delivered directly to your front door. 

No, our community does not offer additional storage options. 

Your garage is the ideal place to store bicycles securely.

Yes. Quiet hours are 10:00 PM to 8:00 AM daily.

You will have full access to all amenities beginning on your move-in date. Your key fob will be activated at your move-in appointment.

Yes! We welcome pets at Brentwood at the Reserve. We allow up to 2 pets per home. Breed and weight restrictions may apply -- see our full pet policy.

We welcome cats and dogs:

- Yard responsibility: Residents must maintain a clean yard, including prompt pet waste removal.
All pets must be registered.

Yes! Each resident may bring up to 2 guests at a time. Residents are responsible for ensuring guests follow all community rules.

Yes! Guests may use street parking.

Guests are welcome to stay for up to 14 consecutive days without prior approval. Extended stays require written approval. Long-term guests may need to apply as an additional occupant.
